Finding real estate to buy is not hard – go to a real estate agent – but finding good properties to invest in for profit is slightly more difficult. To do this successfully you will need to use less mainstream methods of sourcing properties and finding buyers who want to sell you a money making piece of real estate at the right price.
The trick in sourcing properties to buy lies in finding people who are anxious to sell – cultivate that and you have yourself a property.
One of the most obvious ways to do this is by placing an advertisement in a local paper, advertising for properties that you wish to buy. It works quite well as people who are considering selling their homes often look in the real estate section of the local newspaper to see what their home might be worth. When you are placing your ad, consider your wording carefully – be specific. If you are looking for a log cabin – a heading talking about the value of and demand for log cabins for sale will be very beneficial.
Door knocking a neighborhood you are interested in investing in is another great strategy – an alternative is a leaflet drop in letterboxes but I prefer the door knocking as you have personal contact with the current owners that way, and by building a personal relationship with them you have a much better chance of securing the property at a good price. Serious investors will know that real estate investment is about more than finding cheap houses for sale. It is about finding income producing properties, hopefully in locations that will see capital growth.
The best way to get your hands on the best investment properties is to get ahead of the rest of the competition – and to do that you will need to think and act differently from the crowd. By doing that you will be able to secure good properties at good prices which will increase your monthly cashflow and asset portfolio.
